Inc. provides residential and commercial home inspections to buyers and sellers of properties to determine their condition.
OUR INSPECTORS
A&M Engineering Services prides ourselves on our qualifications. Our inspectors are both Licensed Home Inspectors and Licensed Professional Engineers (P.E.) in the state of New Jersey. They have bachelor degrees, ten years of engineering experience, and have passed two national eight-hour exams. (It is important to know that The State of New Jersey does NOT require home inspectors to be licensed. A home inspector, in most states, requires no previous experience or education. Membership in national organizations does not guarantee any experience and/or qualifications.)
A licensed engineer can specify the corrective action for any identified problem, a home inspector does not. For example, during the course of your home inspection it is determined that there is a crack in the foundation. A home inspector recommends an engineering inspection to determine the cause of the crack and if, any, structural repairs are required. A&M Engineering takes this step out of the equation.
THE INSPECTION
The inspection consists of a visual examination of the:
Roof
Exterior
Foundation/Basement
Structures
Plumbing
Electrical
Heating/Fireplace
Air Conditioning
Interior
Testing of Remaining Appliances
During the inspection of the property, we encourage our clients to accompany the inspector. (This is, of course, totally optional). The advantage of being present is the ability to show our client a potential problem as we see it. Upon completion of the inspection the client will receive a verbal summary of our findings.
OUR REPORT
Our clients receive a detailed report of what was seen during the time of our inspection 48 hours after the inspection has taken place. All home inspections are recorded as they are taking place and a transcript of the detailed report is provided. In the back of the report are our recommendations.; which are designated by category: major and minor repairs, maintenance and cosmetic items. We recommend that you request the seller to perform the major and minor repairs. The maintenance and cosmetic items are for your information. These items are important for the buyer to perform or maintain.
Copies of the report are typically given to the buyer, selling and listing agents, and attorney. Reports can be faxed or emailed to any individual at no additional charge.
ADDITIONAL ENVIRONMENTAL TESTING
Many additional environmental tests can be performed during an inspection, the most common and very important is radon testing. Please refer to our Radon Testing Page.
If your property is within sight
of a high power electrical line, A & M can test for excessive
electromagnetic radiation.
Water testing is recommended for
homes with private wells.
Septic systems should be
inspected.
A pest control company, rather than a home inspector should always perform a termite inspection. A home inspector or engineering cannot provide a treatment if they happen to miss a termite problem, a termite company can.
