A & M Engineering Services, Inc.Our Services:Home Inspections A & M Engineering Services, Inc. performs pre-purchase home inspections or home inspections for homeowners prior to placing their home for sale. The purpose of the home inspection is to identify items that need to be repaired and the significance of the item. A & M only uses a New Jersey Licensed Home Inspector and an ASHI Certified Inspector who is also a Licensed Professional Engineer to perform home inspections. The home inspection report is a detailed narrative of the inspection, and lists the items that need to be repaired by category. Our home inspectors are available to answer questions either during or after the home inspection. Our home inspection service is available throughout New Jersey and Pennsylvania. Building Inspections Building inspections are similar to a residential home inspection but are performed on a commercial property, such as a childcare facility, office building, warehouse, restaurant, or convenience store. A licensed professional engineer performs the inspection and writes a detailed report listing the items that need to be repaired. Engineering Evaluations These evaluations are requested as a result of a defect that has been identified during a home inspection or inspection by a township official. Typical evaluations include defects in the foundation (cracked or bowed walls) or defects occurred as a modification was made to a property (cutting a roof truss when an attic staircase was installed). The results of these evaluations are documented in a written report, which are signed and sealed by our engineer. Radon Testing Radon testing is performed as part of the real estate transaction to determine if the radon concentration is above 4.0 pCi/L. Radon testing is also required for licensing of a childcare facility. For a real estate transaction, A & M places two radon devices at a property and retrieves the devices after at least 48 hours. For a childcare facility the number of tests are dependent upon the size of the facility. Results are usually available within hours after the devices are returned to our Radon Measurement Laboratory. Mold Testing Mold testing is performed when there is visible evidence of mold, when the conditions at the property is compatible for mold growth, or when there is an obvious odor at a property. Mold is everywhere, but higher mold levels in a property when compared to the outside air are not acceptable, regardless of the type of mold. A & M testing includes air and wipe samples. All samples are refrigerated and brought of a certified microbiology laboratory for analysis. The laboratory is then able to quantify the type and amount of the specie present.
